A Little-Known Down Payment Program That Buyers Should Know About

If you (or someone you know) is renting in the Niagara Region, this might be one of the most important programs you’ve never heard of.

It’s called the Welcome Home Niagara Homeownership Program, and it’s designed to help renters with low-to-moderate incomes become homeowners, without needing to save a massive down payment on their own.

Here’s how it works.

What Is the Welcome Home Niagara Program?

The Niagara Region offers an interest-free loan equal to 10% of the purchase price of a home.

The best part? It’s forgivable after 20 years.

That means if you live in the home as your primary residence for 20 years, you don’t pay the loan back.

The maximum loan amount is approximately $66,774.80.  For many renters, that could mean the difference between staying stuck and finally stepping into ownership.

The Key Details

💰 Loan Amount

  • 10% of the purchase price
  • Maximum loan: ~$66,775

⏳ Forgivable Term

  • Interest-free
  • Fully forgiven after 20 years
  • Must remain your primary residence

🏡 Property Requirements

The home must be considered “modest,” including:

  • Detached homes
  • Semi-detached homes
  • Townhomes
  • Condos

And it must be located within the Niagara Region.

Who Qualifies?

To be eligible, applicants must:

  • Be 18 years or older
  • Be a Canadian citizen, permanent resident, or refugee claimant
  • Currently be renting
  • Be purchasing a primary residence in Niagara
  • Meet income limits (often quoted under approximately $85,900 gross household income)
  • Have assets generally under $30,000

This program is aimed specifically at renters who are working, stable, but struggling to bridge the down payment gap.

Why This Matters

Saving 10% on a $600,000 home is $60,000.

For most renters, that number feels impossible.  But programs like this exist quietly in the background, and many people never hear about them.

If you have family, friends, or clients renting in the Niagara area, this could be life-changing information.  And if you’re a buyer who thought homeownership was years away, it might be worth taking a second look.
